A long county between two valleys

Washington County is in the northeastern corner of the state. It runs north to south along the Vermont border, with Lake Champlain along part of its eastern edge and the Hudson River and Lake George on the west. The county covers 846 square miles, 831 of them land, and the 2020 census counted 61,302 residents. Its seat is Fort Edward, which became the county seat in 1994 when a new municipal center was completed, replacing Hudson Falls.

The county is known for valley farmland, a slate-producing area in the Taconic foothills and the Batten Kill, a well-known fly-fishing river. The northern end lies within Adirondack Park, and Willard Mountain is a ski area in the south.

Villages that anchor the county

Hudson Falls7,427
Fort Edward3,108
Whitehall2,465
Granville2,404
Cambridge1,788
Greenwich1,651

No single place dominates. A business in Granville serves a different set of customers from one in Greenwich or Whitehall, and none of them is large enough to rely on foot traffic alone.

Heritage, farms and travel

The county has 35 sites on the National Register of Historic Places, including four covered bridges: Buskirk, Eagleville, Rexleigh and Shushan. Together with farm stands, fishing guides, inns and antique and craft shops, they make travelers a real if modest part of the local market. Neighboring Saratoga, Warren and Rensselaer counties are all within reach, so many owners sell beyond the county line.

The cash-flow problem for rural trades

  1. You buy materials, parts or feed before the job or the harvest pays.
  2. You pay a small crew every week.
  3. The customer pays later, often 30 to 60 days.
  4. Equipment fails at an inconvenient time.

For illustration, a small builder with a $25,000 materials order and three crew members for four weeks can be out of pocket well over $40,000 before the final payment. These are round figures to show the shape of the gap, not our terms.

Slate, stone and the building trades

The county's slate valley, in the foothills of the Taconic range, has long supported quarrying, roofing and stone work. Related trades, such as masons, roofers, excavators and haulers, carry heavy equipment and materials with long replacement cycles. A single failed truck or loader can stop a crew for days. Owners in these trades often weigh whether to repair an aging machine again or replace it, and that decision is a cash-flow question as much as a mechanical one.

The best preparation is a written estimate of the cost of downtime per week against the cost of the new machine, which makes the size of any request easy to justify.
