A planned community that grew

Shirley is a hamlet in the Town of Brookhaven, on Long Island’s South Shore, with 26,360 residents at the 2020 census. It is named for developer Walter T. Shirley, who in the 1940s set out to turn the area on Mastic Bay into an affordable enclave. His company priced 4,000 four-room homes starting at $4,700, and lots at $295. The Mastic-Shirley Long Island Rail Road station was a compromise when both communities campaigned for it, and the 7th Precinct of the Suffolk County Police Department is located here.

Cables, bridges and beachgoers

Shirley is also the western terminus of the Atlantic Crossing 1 submarine telecommunications cable linking the United States with the United Kingdom, Germany and the Netherlands, and another transatlantic cable is expected to land here. The Smith Point Bridge, one of only two bridge crossings from Long Island to Fire Island, lets beachgoers reach the ocean without a ferry.

The bridge matters for local business: people heading to the beach pass through, and some stop to buy food, supplies and services.

Two customer rhythms

Year-round residents

With 26,000 residents, there is a steady local base for contractors, auto services, groceries, restaurants, salons and medical offices. Revenue is predictable but price-sensitive.

Beach-season traffic

Warm months add visitors, and some businesses near the route see a surge on good weekends and almost none on bad ones.

Many owners manage both, and the cost side does not follow either rhythm.

A big community with a small-business base

With over 26,000 residents, Shirley is one of the largest hamlets in Brookhaven, but its business base is made up of small operators. A contractor with a crew of four, a restaurant with a handful of employees, an auto shop with two bays: each carries the cash-flow challenges of a small business even though the community around them is large. Scale of population does not mean scale of margin, and the businesses that serve it still need to manage the time between paying costs and collecting revenue.
