Seaford is a South Shore Nassau community that began as farmland and grew with the railroad. Today it is residential, and its businesses are small and local.
Apply Now →Seaford is a census-designated place in the Town of Hempstead, with 15,251 residents at the 2020 census, covering about 2.6 square miles. Its first residents were the Marsapeaques, who called it “Great Water Land.” European settlement began with Captain John Seaman, who received the patent and oversaw the creation of Jerusalem South, also widely known as Seaman’s Neck. In 1868 the community was renamed Seaford after Seaman’s hometown in England. It stayed agricultural through the 19th century even as villages around it grew with the Long Island Rail Road.
At 2.6 square miles with 15,000 residents, Seaford has a customer base that is dense but nearly completely residential. The businesses that thrive are those that fit local life: restaurants and delis, pharmacies, auto shops, fitness and personal services, and home-improvement trades. Many are owner-run, and many have a loyal base.
The flip side is that growth means reaching beyond the hamlet, and that costs money.
Each is a different type of funding need, and it helps to know which one you are facing before you decide how much to ask for.
Imagine a deli whose walk-in cooler fails in July. Replacement costs $11,000 and cannot be postponed because inventory is at risk. The deli has steady sales but no spare cash, and a traditional loan can take weeks. This is a classic case where speed matters more than anything else. Numbers here are for illustration only and are not our terms.
Seaford is part of a broad South Shore and central Nassau market, with Levittown, Hicksville and Baldwin within an easy drive, and a contractor, delivery driver or caterer based here will often work in several of them in a single week. A shop or restaurant sees customers from neighboring blocks who may not live within the CDP boundary. For an owner this is good news: the real market is larger than the hamlet. It also means competition from every direction.
