From resort belt to boutique weekends

The Catskill Mountains run through Greene and Ulster counties and extend into Delaware, Sullivan and parts of Schoharie. Catskill Park alone protects about 700,000 acres, and more than 30 peaks rise above 3,500 feet. In the mid-twentieth century the region's summer resorts, nicknamed the Borscht Belt, were a major vacation destination for New Yorkers, and at the peak about 500 resorts operated here. Woodstock and Phoenicia have been home to artists, musicians and writers since the late nineteenth century.

Today the same geography supports a very different mix: farm stands, small inns, restaurants, outfitters, antique and craft shops, home-improvement contractors and short-term rentals. The Esopus Creek tubing season, the Ashokan Reservoir and the state park trails keep visitors coming, and Resorts World Catskills brought a large destination property to Sullivan County.

What the weekend economy does to cash flow

A business that earns most of its money on Friday, Saturday and Sunday has to cover seven days of costs. A few examples of how that plays out:

  1. Food and beverage. Perishables are bought on Thursday and paid for before Saturday's receipts arrive. A rainy weekend leaves inventory unsold.
  2. Lodging. A cancelled weekend cannot be resold. Utilities, staff and mortgage payments continue anyway.
  3. Contractors. Second-home owners hire in spring and fall, and many pay on completion, so crews and materials are paid first.
  4. Farms and farm stands. A harvest window is short and the equipment bill arrives before the sales do.

What we can offer

We fund $25,000 to $5,000,000, funded in as little as 24 hours. We consider FICO 500+, review about three months of business bank statements and do not require tax returns. The credit pull is soft and the application takes about five minutes. Sole proprietors can apply.

For illustration, not as terms: a Phoenicia outfitter wants $30,000 for a fleet of tubes, a shuttle van and a summer hire before June. The payback question is how many extra rentals per summer weekend are needed to cover the new monthly payment through the slow months as well.

Common Questions

I run a small inn that is slow midweek. Does that count against me?

Uneven weekly revenue is normal for hospitality. About three months of statements show your deposit pattern.

Can a Catskills artist or craft seller without a company apply?

Sole proprietors can apply.

Is a weaker credit score a dealbreaker?

FICO 500+ is considered, and statements are reviewed alongside the score.

How soon can money arrive?

Funding can arrive in as little as 24 hours.

Are tax returns needed?

No.
